The Role: The Porter is an integral member of the property's maintenance team, reporting directly to the Community Manager. This role requires professionalism, positive engagement with residents and staff, and a proactive approach to maintaining the property's aesthetic appeal and functionality. The successful candidate will perform a wide range of tasks that contribute to a positive, well-maintained living environment.

Qualifications
- 2+ years of grounds or porter experience.
- Knowledge of and ability to safely operate property maintenance equipment (e.g., pressure washer, leaf blower, snowblower).
- Detail-oriented and thorough.
- Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions.
- Good interpersonal skills with a polite and courteous demeanor toward staff, customers, clients, and visitors to the property.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- High School Diploma or equivalent.
Key Responsibilities
- Exceptional Customer Service and Community Engagement: Provide exceptional customer service and represent Avanath positively. Maintain a professional, well-groomed appearance. Greet residents and visitors in a friendly and professional manner. Contribute to a positive community atmosphere.
- Comprehensive Cleaning and Maintenance: Maintain a daily cleaning log. Inspect the community to remove litter, debris, and pet droppings, ensuring common areas and amenities are neat and free of litter. Clean and maintain sidewalks, parking lots, and building entrances, including sweeping, pressure washing, and snow removal as needed. Clean and restock restrooms in common areas. Maintain cleanliness in laundry rooms, fitness centers, and other community amenities. Perform seasonal tasks such as leaf removal, salting walkways, or flower bed maintenance. Assist with set-up and clean-up for community events.
- Waste Management and Make-Ready Support: Remove trash and items from vacant apartments before the make-ready process and clean make-readies thoroughly. Transfer trash to the dumpster or designated storage area and clean and maintain storage areas. Help maintain inventory of cleaning supplies and report when replenishment is needed.
- Routine Maintenance and Repairs: Complete assigned minor and routine service requests as directed by the Maintenance Supervisor and/or Community Manager. Assist the make-ready specialist in the turn process. Perform snow removal and lawn care tasks as required. Follow all safety protocols while performing duties.
- Emergency Preparedness: Report to the property during emergency weather conditions or similar circumstances to prepare the property, following established procedures.
- Communication and Reporting: Distribute notices and communications to residents as necessary. Report maintenance issues or safety hazards to the appropriate personnel. Assist the maintenance team during property inspections.
- Other Duties as Assigned: Perform other duties assigned by the Maintenance Supervisor or Community Manager.
Adherence to Property Management Rules, Regulations, and Guidelines
- Practice proper safety techniques in accordance with company, property, and departmental policies, procedures, and standards. Immediately report mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to the appropriate individual(s).
- Comply with Avanath safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required OSHA and other safety-related training, and reporting accidents and incidents promptly and accurately.
- Follow established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to assigned area(s). Report violations or infractions to the appropriate individual(s).
- Conduct all business in accordance with company policies and procedures, Fair Housing, the Americans with Disabilities Act, and all other laws pertaining to the apartment industry.
Physical Demands & Working Conditions
- This position is classified as essential staff and requires reporting to work and adherence to all safety and business protocols.
- Frequent sitting and walking.
- Reading, comprehending, writing, performing calculations, and communicating verbally.
- May work in an elevated site and may walk on uneven ground.
- Occasional squatting, bending neck/waist, twisting neck/waist, pushing, and pulling.
