Job Description Summary
This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Job Description
- Completes assigned work orders generated from resident requests for service and preventative maintenance by diagnosing the source or cause of defects or problems, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining required supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
- Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
- Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, avoiding waste with materials and supplies, and practicing the correct use for tools and equipment.
- F-01 Fire Guard certification is required prior to the start date.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods of time, and to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other situations necessary to accomplish some or all daily responsibilities.
- Ability to work a flexible schedule, including taking “call” during evenings, weekends, and holidays.
Compensation
The hourly range for this position is $30.00 - $33.65.
Additional Compensation
Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
- Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
- Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
