Job Description

Marq Logistics is the global logistics real estate platform of Ares Management, overseeing more than 50 million square metres of industrial facilities across the Americas, Europe, and Asia-Pacific.

This Associate will support the asset management of the UK property portfolio, perform financial analysis of assets for lease events, and build and maintain positive customer relationships. They will also assist the UK Development/Investment team with leasing analysis for new development projects in line with the UK Business Plan, undertake reviews of portfolio and asset acquisitions, and support asset divestment and refinancing activities.

Role Responsibilities

Working with the Real Estate Asset Manager and UK Investment & Development Team, external professional advisors, and customers, the roles and key responsibilities include:

• Support lease review analysis and new lease approvals.
• Underwrite and analyze lease renewals on existing assets.
• Prepare and monitor asset-level business plans, IRR reporting, and ERM/IC papers.
• Assist with the preparation of asset management reporting and participate in related meetings.
• Contribute to development reviews of portfolio and asset acquisitions.
• Provide support with rent reviews, lease events, and dilapidation claims.
• Regularly use and update data in Yardi, Deepki, Anaplan, Power BI, and similar systems to ensure asset data alignment with Marq Logistics’ requirements.
• Maintain and update the new opportunities tracker for the UK.
• Review asset portfolio updates required for Ares Equity/Debt/Diversified teams for ad hoc requests with the Investment/Development team.
• Maintain strong customer relationships with tenants through regular liaison and in-person meetings.
• Assist in providing customer aftercare solutions and problem-solving to enhance the customer experience and secure repeat business.
• Coordinate reviews and documentation of tenant applications for alterations, subletting, and assignments.
• Support the management of insurance placement and claims.
• Assist internal valuation teams and external valuers with inspections and provision of required asset information for valuation exercises.
• Comply with Marq Logistics processes and policies.

Requirements

• University degree; preferably RICS qualified/accredited.
• 1–2 years PQE with experience in Commercial Asset, Investment, and/or Property Management, ideally in Industrial/Logistics.
• Strong competency and aptitude for advanced Excel use.
• Proven track record of maintaining strong stakeholder and customer relationships and delivering excellent service.
• Experience in small project management and coordination.
• Excellent organizational skills and a proactive, hands-on attitude.
• A highly collaborative approach with the Asset Manager and UK Investment & Development Team.
• Ability to work under pressure to tight deadlines, with resourcefulness, independence, and initiative; comfortable collaborating within large multi-disciplinary project teams.
• Entrepreneurial, commercial, and team-oriented mindset with current awareness of the UK property market and economic environment.
