What this job involves

You will work side-by-side with the team to ensure the success of a project—from the tendering stage, through the design phase, construction, and completion. Projects are varied in both dollar value and complexity, with exposure to fit-outs and refurbishments for both tenants and landlords across commercial, retail, industrial, hospitality, and education sectors.

Managing multiple projects concurrently

You will coordinate with multiple vendors to ensure no downtime during works across several projects running simultaneously in different stages. You will be involved in preparing project specifications and timelines, preparing tender or bid documents and supporting vendor procurement, and preparing weekly project reports and updates for stakeholders. Delivering projects within established budgets and timelines is key.

Key responsibilities

• Prepare tender pricing and cost estimations, sourcing quotations, conducting cost evaluation, and preparing cost comparisons.
• Prepare high-level cost estimations and pre-tender estimates within short turnaround times.
• Review and understand tender documents, specifications, and drawings to take off quantities.
• Consult with engineers, architects, designers, owners, contractors, and subcontractors on changes and adjustments to cost estimates.
• Compile bills of quantity, tender documents/amendments, and support tender bid submission.
• Compare and negotiate pricing with suppliers, contractors, and subcontractors.
• Evaluate contract/subcontract works and carry out contract administration with clients and vendors.
• Maintain cost monitoring and reporting systems and procedures; prepare and issue purchase orders (POs) and verify supplier invoices for payment.
• Manage procurement processes via JLL’s cloud-based platform for all procurement activities.
• Research and evaluate prospective suppliers.
• Onboard and pre-qualify vendors to JLL standards; expand the current vendor pool in the directory.
• Maintain positive relationships with suppliers, contractors, and subcontractors.
• Support interior fit-out work (experience preferred).
• Thrive under pressure and manage tight deadlines and high expectations.
• Perform other duties as assigned.

Requirements

We employ talent from a wide range of backgrounds. Typically, you should have:

• A degree or diploma in a relevant field, and/or at least 1 to 2 years of experience as a QS in an interior design firm, design & build (D&B) firm, contractor firm, or in a similar position.
• Proficiency in Microsoft Office and comfort with technology.
• Strong communication and negotiation skills.
• Good analytical and strategic thinking skills.
• Strong attention to detail and a sense of urgency when solving problems, improving products or services, finding new markets, and implementing new strategies.
