Location: On-site – Singapore

Operational Matters

• Conduct daily checks to ensure common areas are clean and the landscape area is maintained.
• Liaise with the building owner on matters related to M&E services.
• Conduct regular inspections with term contractors (cleaning, pest control, fire protection systems, and lifts) to ensure services are carried out and maintained to the standard set by management and/or the authorities.
• Conduct daily checks on other common property not maintained by term contractors to ensure soundness and proper maintenance.
• Supervise periodic testing of plumbing fittings to uncover defects, including bypass timers and controls to periodically turn on lights and check for defective ones.
• Maintain a checklist on maintenance works to ensure repeat issues are not excessive.
• Propose and recommend improvement, repair, and upgrading works when appropriate, and ensure these are carried out properly when approved.
• Coordinate and supervise movers to minimize downtime.
• Monitor and provide regular reports on intrusions, irregularities, and unsafe practices.
• Monitor the servicing and maintenance of air-conditioning units.

Energy Management

• Monitor PUB consumption and review readings of building equipment and fittings for irregular consumption; take corrective action if necessary.
• Review and recommend cost-saving or cost-effective measures to reduce consumption and measures that would increase durability for approval.

Office, Guardhouse, Stores and Resting Areas

• Ensure good housekeeping practices are maintained at all times.

Emergency Situation

• Establish procedures and maintain contact numbers for personnel to be contacted when dealing with emergency situations such as pipe bursts, fire, power failures, structural damage, etc.
• Ensure implementation and maintenance of the OMS system in accordance with established organizational standards.
