## Responsibilities

### Fund & Portfolio Management

- Assist with monthly and quarterly fund performance and portfolio reporting.

- Update portfolio dashboards.

- Assist in updating, tracking, and reviewing asset-level and fund-level cash flows, capital calls, and distributions.

- Assist with the preparation of quarterly investor reporting materials.

### Transaction & Due Diligence Support

- Assist with due diligence for new investments and divestments.

- Organize and review information from data rooms.

- Prepare transaction summaries and comparable analyses.

- Support the preparation of investment papers and presentations.

- Conduct research on potential investment opportunities and counterparties.

## What You Will Gain

- Understand how a real estate fund operates—gaining an end-to-end understanding of fund structure, investment strategy, portfolio management, asset-level operations, and the fund lifecycle.

- Learn investor/fund reporting—understanding the process behind capital calls, distributions, investor reporting, and the preparation of fund management materials.

- Develop financial modeling skills—gaining practical experience in Excel, cash flow forecasting, investment returns, IRR/equity multiple analysis, sensitivities, and scenario analysis.

- Develop analytical and problem-solving skills—learning to interpret financial and operational data, identify key trends/variances, and translate findings into actionable insights.

- Develop attention to detail and execution discipline—understanding the importance of data accuracy, reconciliation, documentation, and timely delivery in fund management.

- Gain cross-functional exposure—understanding how investment, asset management, finance, tax, legal, and external advisers work together to manage a real estate fund.
