## Responsibilities

### Fund & Portfolio Management

  
- Assist with monthly and quarterly fund performance and portfolio reporting.
  
- Update portfolio dashboards.
  
- Assist with updating, tracking, and reviewing asset-level and fund-level cash flows, capital calls, and distributions.
  
- Assist with the preparation of quarterly investor reporting materials.

### Transaction & Due Diligence Support

  
- Assist with due diligence for new investments and divestments.
  
- Organize and review information from data rooms.
  
- Prepare transaction summaries and comparable analysis.
  
- Support the preparation of investment papers and presentations.
  
- Conduct research on potential investment opportunities and counterparties.

### Learning & Development Focus

  
- Understand how a real estate fund operates, including fund structure, investment strategy, portfolio management, asset-level operations, and the fund lifecycle.
  
- Learn investor and fund reporting processes, including capital calls, distributions, investor reporting, and fund management materials.
  
- Develop financial modelling skills in Excel, including cash flow forecasting, investment returns, IRR/equity multiple analysis, sensitivities, and scenario analysis.
  
- Strengthen analytical and problem-solving capabilities by interpreting financial and operational data, identifying key trends/variances, and translating findings into actionable insights.
  
- Build attention to detail and execution discipline, including data accuracy, reconciliation, documentation, and timely delivery.
  
- Gain cross-functional exposure to how investment, asset management, finance, tax, legal, and external advisers work together to manage a real estate fund.
